Pricing Your Home

Determining the fair market value of a home is no easy task, especially since market conditions are constantly changing.  Naturally, you want to get top dollar for your home.  But, at the same time, you don't want to scare off potential buyers with a price tag that's too high.  There are lots of factors to consider when pricing your home- location, condition, the home's features, as well as local market conditions.  Terri Martin and the Texas Home Source team will create a comparative market analysis or CMA, taking into account all of these factors to arrive at a price that will help you obtain the maximum market value in the least amount of time. 

Preparing and Marketing Your Home

How your home looks to potential buyers has an immense impact on how quickly and at what price your  home will sell.  We  look at your home through the "buyer's eyes" to help you prepare it for showing  inside and out.  Once the house is ready to show, we work with you to establish a marketing strategy that will attract qualified buyers. 

 

Selling Your Home

Selling your home begins when the buyer makes an offer and ends at closing.    The professionals at Texas Home Source will monitor the entire process to make sure things proceed as smoothly as possible  from beginning to end.

 

The Offer. Once an offer is received we will present it to you along with an estimate of your closing costs and net proceeds, so you can make an informed decision.   

 

Escrow. Once an offer is accepted, the contract and earnest money are deposited with the escrow agent, who will then open title.

 

Inspections, Appraisals and Surveys.  The buyer (at buyer's expense) will usually hire a professional inspector to thoroughly check the condition of the home.  The buyers lender will begin assembling the loan package which may require an appraisal and survey be done on the home.
